GUNTER, Texas (KTEN) — Grayson County Commissioners have denied a request for a subdivision within a 201-acre plot along Block Road in Gunter. 

Plans for the Sunset Ranch subdivision included more than 1,000 lots that are 40 feet wide. 

Grayson County Commissioner Jeff Whitmire said current regulations only allow for minimum one-acre lots due to septic requirements. 

"With all the growth happening, we see this being the first one of I know several more that are going to be presented to us," he said. "So we need to get our rules set and regulated so that we can handle that type of development."

Whitmire says the primary concern is the large population in the county could be a problem with limited emergency services.
